Property Investment: Purchase a property in Dubai with a minimum value of at least AED 2 million (approx. EUR 500.000). The property should be in a designated freehold zone approved by the Dubai Land Department. The property does not need to be finished to get the visa. To meet the investment criteria, the applicant must have at least paid a minimum amount of AED 2 million to the project developer at the time of application (and entry into the Interim Property Register).
Long-Term Commitment: Investors must demonstrate their commitment to a long-term investment strategy in Dubai.
Health Insurance: Obtain comprehensive health insurance coverage valid in the UAE.
Renewable: The Ten-Year Golden Visa is renewable, provided the investor meets the visa requirements.
Family: Spouses with a co-ownership may apply for a separate golden visa if the co-ownership share is at least AED 2 million. If it’s less than the threshold, the spouse can apply for the golden visa by attributing the others’ share to him.
